Regularly Change the Filter
Your HVAC filter can get dirty quickly, and when it does, the HVAC unit tends to work overtime, which can lead to issues and water damage. At least once per month, change the filters. For reusable filters, clean them at least once a month.
Keep the Condenser Free of Obstacles
When your condenser is dirty or dusty, it does not receive the airflow needed to work efficiently, so it may need to be cleaned once per year. Keep plants at least two feet away from the condenser and do not cover it so it can work correctly.
Check the Condensation Drain Line
Take a look at the condensation drain line while the unit is running. You should be able to see some water flowing to the drain. If not, the line may be clogged.
Clean Drainage Holes
The drainage holes are located on the base of the cabinet. Use a small wire to poke into the hole and clear any clogs that may be in it. At least once per year, flush with an algaecide to prevent mold and algae. Ensure the pipe is connected properly and oriented in the right way.
Unclog the Drain Line

Check the Overflow Pan
The overflow drain pan collects any water that overflows because the drain line is clogged. If this becomes damaged, it can start to leak and cause significant water damage. Inspect the pan at least once per year and replace as needed. Keep the pan clean to remove dirt and prevent mold.
Get a Professional Inspection
